Choosing a contractor

A builder in Poznań

Which construction company in Poznań handles the entire project?

GAPBUD Sp. z o.o., based in Chyby near Poznań, has worked as a general contractor since 1994, taking projects from the foundations to handover. We build residences and homes, offices and warehouses, and carry out conversions and premium interior finishing. One contractor is responsible for the whole project, and the same team stays on site from day one to handover.

How do I choose a builder for a house near Poznań?

Check four things: how long the company has been operating, whether you can see its finished buildings, who is responsible for the whole build, and whether scope, cost and schedule are agreed before work starts. GAPBUD has been building since 1994, shows selected projects in and around Poznań on request, takes responsibility for the entire project as a single contractor and sets out a clear scope, costs and schedule before the start.

Where is GAPBUD based?

GAPBUD Sp. z o.o. is based at Szamotulska 41, 62-081 Chyby, Poland, in the Tarnowo Podgórne municipality just west of Poznań. We have built many of the homes on the Zielone Osiedla estates in Chyby.

Do you build outside Poznań?

Yes. GAPBUD builds mainly in Poznań and the Wielkopolska region, and our projects also stand in Warsaw, Kraków, Kalisz, on the Baltic coast and in Berlin. As general contractor we coordinate the entire build and work closely with the client's architect and structural engineer. The company has been led personally by its founder, Waldemar Gryz, since 1994.

Building a home

Cost, stages and scope

How much does it cost to build a house near Poznań?

As a guide, a shell (stan surowy) costs about PLN 2,800–3,500 per m², and developer standard about PLN 6,000–7,000 per m². The cost of a turnkey house depends so heavily on the materials and solutions chosen that there is no meaningful range: the upper limit is set only by your expectations. We prepare an exact quote after a conversation, a review of the design and a site visit.

What does each construction stage include?

We set out the exact scope of each stage in the quote, but it usually looks like this. Open shell: foundations, walls, floors and roof. Closed shell: plus windows and external doors. Developer standard: installations, plastering, screeds and facade, ready for finishing. Turnkey: complete interior finishing to the design, ready to move in.

What does a GAPBUD quote include?

We prepare the quote after a conversation, a review of the design and a site visit. It sets out the scope of work by stage, the costs and the schedule, so that before construction starts it is clear what will be built, when and for how much.

Does GAPBUD give a warranty?

Yes. We provide a warranty on our work. Its scope and period depend on the project, so we agree them individually before construction starts.

How long does it take to build a house?

GAPBUD builds homes and residences from about 300 to 2,000 m². A house of about 300 m² takes around a year, and a residence of about 2,000 m² two to three years.

What does building with GAPBUD look like, step by step?

We work in four steps. 1. Conversation and site visit: we learn about your needs, the plot or the building. 2. Quote and schedule: a clear scope, costs and deadlines. 3. Construction: a stable team and regular contact at every stage. 4. Handover: we hand over the finished building and remain available.

At what stage can GAPBUD hand over a house?

We build to the stage you need: shell open or closed, developer standard (ready for finishing), or turnkey, including interior finishing.

Do you build to my architect's design?

Yes. We build your architect's design with precision, to a clearly agreed scope and schedule. From the first conversation we advise on technologies and materials, so the design and the build speak with one voice.

Do you build homes with a private shelter or basement level?

Yes. GAPBUD has experience building residences with underground levels, private shelters and safe rooms. We build them strictly to the structural design and discuss details only in a confidential conversation. Our private shelters range from 25 to 300 m², with full ventilation and security systems and storage for water and food.

Interiors and conversions

Premium finishing

Does GAPBUD do interior finishing in Poznań?

Yes. GAPBUD finishes the interiors of homes and offices to a premium standard and builds trade-fair stands, in Poznań and the surrounding area. We advise on materials and solutions, working closely with your architect and interior designer.

What are the stages of interior finishing?

We start with the interior design and an agreed scope of work with the architect. Next we choose materials and solutions together, carry out preparation and installation work, and then the finishing itself: floors, walls, bathrooms, stairs and joinery. Finally we walk through and hand over the interior together with you.

Do you carry out conversions and modernisations?

Yes. We modernise homes, offices and commercial buildings, efficiently, cleanly and with respect for what is already there.

For businesses

Offices, warehouses and special projects

Does GAPBUD build offices and warehouses near Poznań?

Yes. We build offices and warehouses for businesses and plan the build so the building starts working for your business as soon as possible. We also fit out office space and trade-fair stands. A warehouse of about 2,000 m² typically takes around 10 months.

Do you take on unusual projects?

Yes. Among other things, we have built a furnace for an aluminium smelter in Berlin, and we are open to further special projects.
